Buying and selling of properties in Marbella increases
by 16% in the first trimester of the year in respect to 2010
The real estate sector in Marbella starts to move, although timidly. During the first trimester of the year, 562 properties were sold, nearly one hundred more than the transactions made during the first months of 2010, according to details provided by the Ministry responsible for Public Works, buildings etc.
This increase of 16.37 percent provides hope to a sector that continues to be living through very complicated times, especially bearing in mind that the province has registered 20 percent fewer operations than during the first trimester of the previous year.
In any case, until the indexes from 2007 are recuperated, when the amount of properties sold every trimester was around 900, it is not possible to ring any bells, although this increase, against the general tendency, is a mere piece of hope towards the recuperation.
Lower than the previous trimester.
Compared with the immediately previous trimester, the last one of 2010, the transactions have lowered by 19.57 percent. In any case, the last months of the year are traditionally those when most sales are registered, for which this is not an alarming detail.
In fact, we should go back to the first trimester of 2008, when as yet the crisis and not come into full force, to find a number of transactions that went beyond 550 properties.
Funds Circulating
The real estate sector moves a lot of funds and Málaga has shown to be the main point of investment from all of the Andalusia geography. And so, during the first trimester of the 2.715.826.200 Euros, resulting from the sales in Andalucía of free dwellings, 872.174.300 Euros were operations made in Málaga. Obviously it is also true that the medium value of the transactions in the province is the highest in Andalucía, with nearly 220.000 Euros per operation.
A paradise for foreigners.
On the other hand, Málaga is also the favourite destination for foreigners to purchase a second residence in Andalucía. In this sense during the first trimester, from 196 signed operations in Andalucía, 119 were in Málaga. Which means that 11, 20 of foreigners whom purchase a property in Spain, choose this province.
As far as the funds that this creates, these foreigners left in our country, during the first trimester 1.172.700 Euros in the real estate sector, of which a little more than 17 percent was left in Málaga, 206.632.500 Euros.
Foreigners tend to purchase more second hand properties than new. From this amount of over 200 million Euros, only 31 million are destined to new dwellings.
The Andalusia Community is also the preferred one for the Spanish. Mainly these are natives of Madrid, Valencia and Catalans who most appreciate the goodness of the south in which to have a second residence.
